A property manager with thirty years in the business asked me last month what the best maintenance software is, and what the most efficient way to handle maintenance actually looks like. Thirty years. Still asking.

That is not a gap in her knowledge. That is the job. We all want to run leaner and get more out of what we already have, and none of us has a free week to go find out how.

That is the whole reason PMAdvisor exists.

šŸ” An hour of googling and no answer

Here is what happens when you go looking. You get a law firm blog from 2019, a forum thread with four confident and contradictory answers, and three vendor pages that end in a demo request. An hour gone. You still do not know whether the AI maintenance triage everybody is selling is real or just a chatbot with a new sticker on it.

Here is the part nobody says out loud: the thing you are a little embarrassed not to have nailed down is usually something the person next to you has not nailed down either. They just have a slightly better SOP folder.

🦌 And then it is hunting season

The archery opener is September 12 and the gun opener is November 21, which in Wisconsin functions as a state holiday whether or not it is on your books. Somewhere in there you have renewals going out, an insurance audit, first freeze, and a maintenance crew that gets thinner every week from now until spring. That is exactly when the maintenance question gets expensive, and exactly when nobody has a free Tuesday to answer it.

šŸ“Š Everybody is selling into that gap

Buildium and NARPM's 2026 industry report found expenses rose for ninety-three percent of property management companies over the past year, mostly vendors, materials, and insurance. It also puts preventative maintenance among the clearest ways to show an owner you are worth the fee. So the pressure to fix maintenance is real, and the budget to fix it wrong twice is not.

šŸ  So we started doing the work ourselves

We have spent fifteen years managing a diverse portfolio in Wisconsin, which means turnovers hit us in tight compressed windows and we find out fast when a tool does not hold. Over those years we have sat through hundreds of pitches. Screening tools, resident benefit packages, maintenance platforms, showing and self-showing tech, inspection software, insurance programs, phone systems, AI everything. Some are worth the money. Most are not. And almost none of them will tell you which is which, because they are the ones selling it.

We test the tools on real doors. We read the actual contracts, not the marketing page. We find the fee buried in section 12 that never comes up on the demo. We wrote the SOPs, badly at first, then better. And when something is genuinely good, we say so. When it is not, we say that too.

šŸ“¬ PMAdvisor is where we share what we find

Plainly: it is a vendor and tool vetting service for property managers, plus the operational stuff that never makes it into a webinar. The maintenance SOP you do not want to write from scratch. The triage rules that decide what gets dispatched tonight and what waits until Monday. The one line you strike out of a vendor agreement before you sign it. The answer to the thing you were going to google at eleven at night.

🚫 What it is not

We do not take referral kickbacks to say nice things. When we negotiate better pricing with a vendor, that pricing goes to our clients, not into our pocket. Where we do have a partner or affiliate arrangement, we say so on the page and in the post. That is the entire model.
