⚡The Move-In Automation That Made Us $2,980

Utility setup is one of the most common headaches during tenant move-ins.

Tenants forget to transfer utilities, wait until the last minute, or simply don’t know which providers service the property. This often leads to staff chasing tenants for confirmations, unnecessary follow-ups, and sometimes utilities staying in the owner’s name longer than they should.

For a long time, our team handled this manually.

Emails.
Reminders.
Checking confirmations.

Over time, those small tasks added up and became another operational burden during the already busy move-in process.

About 16 months ago, we implemented a simple automation to help tenants set up their utilities before move-in.

The goal wasn’t to generate revenue — it was to remove one more manual task from our team.

But the result surprised us.

Since implementing the system, it has generated $2,980 in internet referral commissions, while also significantly reducing the number of follow-ups our staff needs to send.

Here’s how the system works.

Tenant searches their address
The platform shows the exact utilities required for the property plus available internet providers.

Step-by-step setup guidance
Tenants follow a simple checklist to activate each utility before move-in.

Proof of activation uploaded
Tenants upload a screenshot or confirmation email once utilities are activated.

Automated reminders
Email and text reminders are sent automatically until confirmation is submitted.

Reminders stop automatically
Once proof is uploaded, the system stops sending reminders.

Staff verification
Our team quickly verifies confirmations before move-in day.

⚙️ System Summary

Tenant enters address → platform shows required utilities → tenant activates services → confirmation uploaded → automated reminders stop → staff verifies before move-in.

💰 Turning Utility Setup Into Revenue

Since implementing the platform about 16 months ago, we’ve generated:
$2,980 in internet commission revenue
$1,396 upcoming revenue
$688 currently available for transfer

In our Midwest market, most commissions currently come from internet provider referrals.

While the revenue itself isn’t massive, it’s a small additional income stream tied to something that already happens during every move-in.

Other Utility Concierge Platforms in the Industry

Many property managers use platforms like these to help tenants coordinate utilities before move-in:

Citizen Home Solutions
Utility Connect
Utility Helper

Many offer services such as:
• Utility transfer assistance
• Internet setup
• Renters insurance
• Concierge move-in services

Some platforms also offer revenue-sharing opportunities for property managers.

💡 The Real Value Is Operational Efficiency

The biggest benefit isn’t necessarily the revenue.

It’s the time saved.

Instead of staff repeatedly reminding tenants to set up utilities, the platform automates the process and keeps tenants on track before move-in day.

For busy property management teams, removing even small operational tasks can make a meaningful difference.
